Syntax SV266A motherboard - how to remove the write protect on the Flash Rom

Syntax SV266A motherboard

I have tried flashing the bios in DOS with latest download from the syntaxusa website as well as using the Syntax utility in Windows, but in both cases there is a dialogue box that says the Flash Rom is write protected.

I have looked at the bios menus e.g. Advanced Bios Setup and there seems no mention of anything specific in the manual to remove the write protect on the Flash Rom.
