Lead In Lead Out long time follow by finalization CD error

Hi,
I am using TDK CDRW 48/24/48B. I used Nero Express Ultra 6 to burn CD. But whenever when its come to the Lead In and Lead Out portion after buring a CD, it will take quite a while(U can hear the CD is moving for 5 seconds and stop for  8 seconds continously for at least 15 plus cycles during the lead in lead out Time). After that, it will prompt a error message saying that finalizing CD fails. What is actually Lead In Lead Out? I have select the Nero to simulate and test for best burn speed first before actual burning. I have used 48x CDR throughout most of my buring. What could have gone wrong? Am i low of resources(ram? memory?) Or is my writer dirty? I do not have such problem before when i first brought this writer a few months ago.

CD-R consists of a lead-in section which contains the TOC, the data area where program data or audio tracks are stored, and the lead-out which doesn't have anything of interest in it. On an open disc - that is, one which has not been closed - the lead-in and lead-out have not yet been written. If you leave a session open (you can have open sessions as well as open discs), the TOC is written into an area of the disc called the PMA (Program Memory Area). In spite of its name it is a physical part of the CD, not an area of RAM. A CD-R drive knows where the PMA is and so can read it. Standard CD drives and audio players cannot access the PMA and won't be able to see any data or audio tracks. When the session is closed, the contents of the PMA are written to the TOC so the drives can read them. When you write a multi-session disc the software includes a link from the lead in (TOC) of the current session to the lead in of the next session. Multi-session CD-ROM drives can follow the links to find any of the files on the CD. Standard players don't know about linked lead ins and can only find the data in the first session.

If i'm understanding correctly , your burner use to work correctly but now it does not? Are you copying cd's? or burning straight from the HD? if your copying cd to cd you might have copy protection causing it not to burn correctly. Have you tried burning a few files from the hard drive?

Also which method are you using to burn it?

Have you tried different manufacture of disks?  Perhaps you just have a bad batch of cd's..??
I have try the PIO method and it works quite well(I just tested burning to a CD) using multisession. Thanks.
I have also upgrade my Nero from 6.0 to 6.3. Do not know whether does this upgrade helps but it do solve my first problem.
