sp_databases returns

      select      
            DATABASE_NAME,
            DATABASE_SIZE = size*8,/* Convert from 8192 byte pages to K */
            REMARKS = convert(varchar(254),null)      /* Remarks are NULL */
      from #databases
      order by 1

My question is what exactly 'DATABASE_SIZE' represents here?
Size of the actual database or something else?  By calculating the server spaces, it seems that the sum of all DATABASE_SIZE is smaller than the actual sum of space taken.
