If they are an admin on the machine, you'll need to make sure the local admins group is not assigned sa permissions on the SQL instance. You can find this under the logins folder in SSMS.

I am by no means a sql guru and was hoping I could find one here who could help me in the right direction.

this sounds like what I am looking for but I don't see a local admins group. there is a BUILTIN\Administors. but I am not sure how to see what accounts are assigned to the group withing SQL

I have tried checking off only the permission to the database I want them to see and seting deny permission on the database's that I don't want them to access. but becuase they have local admin rigts to the machine and SQL is set up in mixed mode this is getting over ridden somewhere by the local admin rights and doesn't work
