It give me a crazy error running this. Does this make sence. PLesae look

I am not sure how do you want to count the HomeOwners but i think this line of code give you the error. try to remarks then check the result. HTH.

I agree with you gladxml .... Fome owners statement is something which is looking wrong in select statement.

 havent seen that syntax before - might just be me (most likely)

you might be wanting the IIF  (couple of ways of doing it)

sum(iif(Association_Info.[Property Zip Code]=Association_Info.[Owners Zip Code] And Association_Info.[Property Street Directional]=Association_Info.[Owners Street Directional], 1,0)) AS Home_Owners

Also, you really do not want to have an aggregated function in the group by...

Need to take out  [CountOfSubdivision Code]-[Home_Owners] from the group by...
