How to configure Isa 2006 3 leg Perimeter network

Hi!

We have a Isa 2006 Enterprise, running on 2003 Server R2 Standard.

We have 3 nics. And 1 ppoe connection to the internet.

Isa server network configuration:

Lan:  139.96.57.1   255.255.255.0  GW: 0.0.0.0
DMZ: 192.168.1.1 .255.255.255.0  GW:  0.0.0.0
Wan: tcp /ip is disabled only link to modem for ppoe.
PPOE(external):Telenor IP: 193.10.10.x  link to internet. GW: 193.10.10.x

Servers to publish on DMZ:
Web1: 192.168.1.5 /255.255.255.0 GW 192.168.1.1
Store: 192.168.1.6 / 255.255.255.0 GW 192.168.1.1

The isa server is working on lan side, and we can publish services to the internet from Lan but we can't publish services from DMZ to External.

Have tried everything!! Routing, nat etc,

I run the 3 leg perimeter network template, what am I missing?
Can someone explain step by step how to set up DMZ on isa 2006? I have searched the KB on Experts Exchange and Isaserver.org.
