Try opening it as a snapshot and a dynaset instead of using a dbOpenTable. Only two lines need to change. Here is the changed lines:
ct * from bb_cells", dbOpenSnapshot, dbReadOnly)
ct * from bb_cells", dbOpenDynaset, dbOptimistic)
