error when updating templpate files in dreamweaver

However their few things to look at
1. You seem to a number of duplicate tags for e.g. <meta http-equiv="Content-Type" content="text/html; charset=iso-8859-1">
2. The line <script language="JavaScript"> in the header (see last line above) doesn't actually refer to anything and isn't closed
3. You seem to have four different style references
4. You have meta tags inside the body tags
These just a few things I noticed straight off, but you should try correct these.

Try this for your template, it would be good if you could move the document css to ../stylesheets/main.css just to tidy it up a bit otherwise just use this and reapply the template to your pages, I'd recommend taking a backup first in case you have problems with any of your pages. This should rectify the issue.

I created a new template with matrixnz's code then saved it as the orginal template overwritting the old one. The error occurs when I go to update all the other files using this template. always the same error "error at line 44, column 43 (absolute position 2156. instancebegineditable tag inside editable region" which ever file it is being applied to.

Cannot duplicate the error message with Matrixnz's code applied to a new, blank file.
If you are getting it with all your file, I think you may have screwed up the old template, which wrote the screw up to all the child pages. Whatever that screwup is, it is now present in an editable region and you get the error message.
Try creating new, blank pages, apply the new template and copy the text from a non working page to the new page.

Ok the problem is the code that shouldn't be their is inside an editable region so the template cannot update this section, one solution is to replace this code on your entire site, I've just tested it and it works, i.e. do a complete find & replace on that code.
STEPS:
Important please make sure you've made a backup of your site:
1. Open any page in code view.
2. Select the following lines:

3. Copy (Ctrl C)
4. Click Edit - Find and Replace...(Ctrl F)
5. Paste the code into Find field
6. Change Find in: to "Entire Current Site"
7. Clear the Replace: field (i.e. completely blank)
8. Click Replace All
Now reapply the template I provided before, the pages should now save
Oh one more thing I forgot to mention in the Template I mentioned above can you remove the following two lines: (noted with *** in front) the one above you can leave in place.

Not sure why you are getting that error, as that section of code looks okay. However, you may have a fundamental problem with the template or this page in particular.
If you look at the <!-- InstanceBeginEditable name="Main" -->, you'll see the title and meta tags are repeating. You should get that taken care of and then open the .dwt file and Check Template Syntax to see if any errors pop up there.
