some how the code I want to change in my web pages are locked <!-- InstanceEndEditable --> how can I remove this tag?
I am using dreamweaver MX I know I could open the page in note pad and remove it but there are over 20 pages

Others may correct me but I don't know of any way to do a "mass detachment". If you have 20 pages, it's probably easiest and safest to just slog through it 20 times. For a bigger site, you could do a search and replace sitewide to get rid of the tags. found this with some info about one method http://thedesignspace.net/
DW can't seem to find the code because it in the <!-- InstanceEndEditable --> region.
I changed the template and updated the site but it failed and gave me a bad file path error. The site has been updated and changed by many people so file are everywhere it seems that maybe once some files were linked to a template but some are not.
I might have to go through each one

Nope. You will manually need to run the command on each page.

Actually, yessirnosir, you can't. Source code locked by a Template (including the Template comments) cannot be edited in Dreamweaver or by doing F/R. Try it. Now, what you CAN do is open the pages in other editor and do F/R in that other software.

It sounds like a site based on a template has been transferred to you and nothing is where DW expects it to be. I would just go through the site manually and remove the Template junk using the command ysns gave you. You can rebuild the template after that's done.
Alternately, you can troubleshoot the path issue and open each page in Notepad and manually change where the paths are being pointed. That's a harder solution and I don't recommend it unless you know what you're doing. It's not that you will hurt anything, it's just a really frustrating activity.
Here's what you could do...
Open Dreamweaver, open any file, click Edit, click Find and Replace, select search from Entire Site, enter "<!-- InstanceEndEditable -->" in the Find box, enter "" (nothing or a blank space) in the Replace box, and hit Replace All. This will remove/ replace all of these tags, site-wide.

You should read the other posts and/or test your suggestions before posting. The above won't work if the document is still attached to the Template.
DW locks all source code related to the Template and non-editable areas, including the HTML comments used to define the Template. The only way around this is to manually detach the Template from each document or use a third party application to do the search and replace.
if it's a matter of simply removing <!--Instanceblahblah--> from your code, you can download TextPad to do a batch search/replace. Just open all the webpages you wish to make changes to and do a mass search/replace for all documents, then save all. Takes a couple of seconds.
it's probably best to figure how to do this in Dreamweaver.. but if it's taking too long to figure out, TextPad is probably the quicker and easier method.
QGolden... you said you have Dreamweaver MX so you may also have Homesite 5.5 on the CD -- at least it came on my DMX2004. It may even already be installed on your computer. Homesite has an extended search and replace function that I just tested, and in finished the job on about 200 files in a test folder in just a few seconds.
That first link I gave you included a really powerful regular expression that can find all the variations on Template code in one search/replace. The expression is:
\s*<!-- (#|instance)(begin|end)[^>]
I have attached a screenshot of how I set it up. Worked like a charm.

Your page is apparently linked to a template. If you no longer want to use the template, you can use the Dreamweaver command Modify/Templates/Detach from Template to unlock the page.
