Reading Outlook using delphi 5

Ive written an app that allow staff to get email from outlook. when using NMPOP31.GETMAILMESSAGE and
put the NMPOP31.MailMessage.Body.Text into a memo i get strings with = at the end how do i remove the =

the string looks like this

text='This is a test for out='#$D#$A'look'#$D#$A'

if want the string to read 'This is a test for outlook'
