space between strings

This is probable a really dumb question, for the life of me I can't get it to work. I am concatinating two strings together, but they are running together, and there should be a space between them. Here is my code:
SQL = " HomesteadID =" & "'" & Me.tbParcel.Text & "'" & " " &  "and " & " " & "PropID = " & "'" & frmMain.Text1.Text & "'"

This is what the output looks like in the immediate window:
HomesteadID ='31-39-19-00001-5700-00020.02003'andPropID = '31-39-19-00001-5700-00020.0'

I remember my first time concatenating the strings. It can be confusing but once you get it, you will be fine forever.
