Hi John-Bayles,

What about fckeditor? http://www.fckeditor.net/ I think it has everything you ask for.

I found what i am looking for....

A product called TinyFCK

It integrates tinymce with the file manager of  Fck Editor.
Seems to work pretty well:

Why not use Firefox and the extensions - there is a set of web developer tools and an HTML editor too.

Here's a simple solution:

* Download & install firefox if you don't already have it (http://www.mozilla.com/firefox/)
* Download & install the free Xinha HTML editor (http://xinha.python-hosting.com/wiki/DownloadsPage)
* Get the Xinha Here! integration extension (https://addons.mozilla.org/firefox/1449/)
* Get the Web Developer tools extension (https://addons.mozilla.org/firefox/60/)

Now you have a pretty impressive dev environment!

I will not and do not have to use the editor myself...its for clients to update there own sites....will they want to do all those steps?

Ah - maybe it's too much for less experienced end-users.
