Problems with Outlook 07 and Exchange 2003

I am having a new problem with Outlook 2007 recently.  We are using SBS 2003.

Basically what it says is:

Cannot display the folder.  The file c:\Users\xxxxxxxxxx\outlook.ost cannot be accessed because another workstation has modified it.  Close and then restart all mail-enabled applications.  You might need to restart your computer.

I have our business software (kind of like Quickbook Enterprise but for my industry) and outlook.  When I restart outlook and the other software again, it works but sometimes it happens again.

Is there anything I can do to fix this problem?  Has anyone come across this?
