Windows Vista Update Fails Error 80073712

Windows Vista update produces the attached error 80073712
I can only restore back 5 days, the problem has been there longer.
I've tried all the fixes I could find in our Forum and Googleing.
The only thing I can't do is delete a file named:

pending.xml.01c9239475e93899

I don't know whether this is the .xml file referred to in a number of posts.

Since Windows security will not allow you to do this, hereunder the procedure to take ownership of the file:
Run a command prompt with Run as Administrator. Type in the following commands:
takeown /f C:\Windows\winsxs\pending.xml.01c9239475e93899
cacls C:\Windows\winsxs\pending.xml.01c9239475e93899 /G :F
Delete the file.
Reboot the machine, then manually install the WUA 3.0 downloadable from here:
http://download.windowsupdate.com/v7/windowsupdate/redist/standalone/WindowsUpdateAgent30-x86.exe
http://download.windowsupdate.com/v7/windowsupdate/redist/standalone/WindowsUpdateAgent30-x64.exe

Still no good.

Got the .xml file finally deleted.

Trying to install the WUA tells me:
"Install not needed since the WUA is already installed".

I had been down part of this road before.
Also did a "sfc /scannow".
Loss of the older System Restore points has not happened before.
System has been thoroughly scanned for malware.

First 2 didn't work.
Method 1-The System Readiness Tool never appeared in Updates. (Important This update is offered on Windows Update only to computers that have a condition that the tool could resolve)

Method 2-SP1 already installed

Regarding Mothod-3 (Perform a repair installation of Windows Vista
When you perform a repair installation, this restores the current Windows Vista installation to the version on the installation DVD. This requires you to reinstall all updates that are not included in that version of Windows Vista.)

Is this similar to the XP "Repair/Installatio"????
I've done plenty of those with no problems but I've never done one on Vista.

I would stick with method 3. It should fix it.

I'm going to do the Repair/Upgrade/Installation. "Whew!"
Just finished slipstreaming my Ultimate and getting a last minute Backrex and Acronis TI back up.
Now I'm building up nerve and time. (If it was a customer repair, would have had it done. My own PC.)

Repair Update fails.
It says my slipstreamed copy is just as new as installed OS. Words like that.
Tried all the Googled "How to uninstall Vista SP1" that I could find.
Getting closer to a clean install, which I'd like to avoid.

Thanks for the post. Maybe I should restate my problem.
SP1 had been installed with no problems until recently.
Only when I was troubleshooting Vista and IE acting buggy did I notice that:
The updates were failing
System Restore points only went back a couple days
Service Pack 1 install was missing from "View Installed Updates"
A "Repair-Upgrade" failed with both the Original DVD and the slipstreamed copy, tells me Upgrade has been disabled. Basically, that I have to get a version newer than what's istalled. Ultimate is installed.
I tried every fix MS had.
MS Support concluded that I should do a new install. (By email Support).
I'd really like to find a fix.

Right now I'm going back and forth with Microsoft Tech Support by email.
So far, my new MS Tech friend Andy has had me try everything Fiuca and Google Search has already had me do but, hey, its free support.

I'm really just jerking around at this point seeing if MS can come up with a fix.
I see by recent posts in other forums that the problem still exists for some users.
My easy way out is to format and reinstall since I have backups on both Mozy and DVD's from Acronis True Image.
I'll give MS a few more tries before I call it quites.
I still have failed updates with a new one added.

Funny thing is, I have the same Vista Ultimate at home, and never had this issue. This is weird.

Weird is right.
The 2 basic fixes don't work.
The "pending.xml" file is already gone and doing a "Vista Upgrade" tells me I'm already upgrading.
It would seem now that I have a problem with this particular PC, which happens to be my own, and the final advise is going to be a format.
I'll see what MS says in their next email, (My new friend Andy Shi(MS)), and go from there.

I'm sure the Vista SP1 is the problem.
The MS contact has decided to elevate this one up to the next level of Support. 2nd time.
They may find nothing and suggest a full format.
You deserve the points for all your help.
I think this is an isolated glitch related to this PC only.
Let's wait and see if MS comes up with something we both can use and share before I close this.

I was reading around, you are not alone with this issue, but never found a solution.

Microsoft has closed their Incident without resolution so I have to close mine.
This is not the fault of the E-E experts expecially Fiuca.
