Unable to access SA account (unknown password)

We do not know the SA password for a SQL database (ACT7)
I have tried to reset to Windows authintication with the "edit SQL Server Registration" tool, but it will not allow me to use thw Windows Admin account.

Or the synopsis of it as given below:

1. In SSMS, try to connect to the server by replacing the Server IP or name using '.' which means server to use Dedicated Administrator Connection.
2. Choose Windows Authentication and Connect to the server.
3. It will connect and then Go to Security --> Users --> Right click sa and then change its password.

You are done..
