error with inside an iif

Hi Guys

This is driving me crazy
Event: "Eval  " & IIf(([EvaluationDetails].[EvaluationType]=Mutation),[EvaluationDetails].[EvaluationType]&-&[EvaluationResultsDetails].[EvaluationSubtype]&-&[EvaluationResultsDetails].[EvaluationMeasurement]&=&[EvaluationResultsDetails].[ EvaluationResultsValue],[EvaluationDetails].[EvaluationType]&-&[EvaluationResultsDetails].[EvaluationSubtype]&-&[EvaluationResultsDetails].[ EvaluationResultsValue])&" Prog = "&[OverallProgression]
When i use " " , it's telling me [Enter Parameter Value] ["]
then when i change it to ' ', works and then said the same, [Enter Parameter Value] ['], and viceverse
Any comment, please advice
