Cell Height With Rowspan

There are quite a few similar questions here, but I am sorry, I cannot use any for solutions.

I basically have a table, 3 cols X 2 rows. The middle column is spanned making it totall of 5 cells, 2 cells on each side and one centre cell. Borders are visible, Width in pct, No heights specified.

The structure is as foll (simplified):

  <tr>
       <td style="width: 20%">
              Top right cell Call it AAA some stuff here (an image and a few lines)
       </td>
       
      <td style="width: 60%" rowspan="2">
              Centre column/cell Call it BBB - some stuff here (abt 3,000 px)
              determining the height of the table
       </td>

      <td style="width: 20%">
             Top right cell, call it CCC, just a few line
      </td>
  </tr>
   <tr>
        <td style="width: 20%">
             Bottom left cell,Call it DDD, nothing here
         </td>

         <td style="width: 20%">
             Bottom right cell , Call it EEE, some stuff here but does reach the botom
         <td>
   </tr>
</table>

The bottoms of cells AAA and CCC are aligned but it is some 200 px under the text in AAA (more in CCC).. When I add  text to AAA, the bottom of cell AAA and CCC are pushed down by the number of line that add, thus living the same space berween the bottom of the text and the bottom of the cells - There are no hidden paragraph marks under the text.

I hope it that make sense, any idea?
