You add e size of the STM file together with the size of the EDB file then minus the amount of free space reported by event 1221 in the application log.

This will give you the logical size of the database.

By default the EDB and STM files are in C:\Program Files\Exchsrvr\mdbdata
IT is .edb file. Location is shown in properties of Mailbox store (Exchange system manager)

The store is a combination of the STM and EDB file.  However this will only give you the physical size.

To get the logical size of the database please follow the instructions in my first post.

The 75Gb size limit is based on the LOGICAL size not the PHYSICAL size.
