Real estate business flow - eCommerce website

I am planning to design a real estate website ..where users can post their real estate needs...

so when user search and proceed to buy the land ... i need to get a commission(right now i will not)

but in current scenario..if the seller contact the buyer... they both forget about the website...so no money for the broker ....how i can make a business flow .. where..user need to
pay a certain percentage
of their deal,  once the deal is completed?

But while interacting there is a possibility that they share their contacts and forget the website ..

how this can be prevented

also, if they want to finalize the deal.... 99% they need to see the property..before buying ...so there is more chance to share their contacts and forget the website..

how we can close this hole ...of sharing contacts between buyer and seller?

No technology can prevent both parties from sharing contact info if they meet to see the property! Charging some part of potential brokerage in advance as security deposit before allowing both parties to meet in-person looks to me as only option here. Still this does not 100% assure that users can by-pass the brokerage.

Usually in such models revenue is earned by making property listing a paid option for sellers. There could be different level of charges for ranking the property in response to buyer's search. Even sometimes the subscription of the web-site is made saleable. i.e. Only registered users can use the web-site. And lastly revenue earned by hosting advertisement on the web-site.

Your case involves in-person interaction between buyer/seller. So unless you to manually intervene nothing I believe can prevent  buyer/seller to bypass the web-site.

What about an "I agree terms and condition " saying they need to pay a certain amount as brokerage?

if they didn't pay ..going for legally? will it be a SOLID proof for these kind of transaction?

That could help upto certain level. It all depends on how we articulate it in terms and conditions and how well any actual violations be captured legally.

Let's take one scenario.

I am interested to buy a piece of land. I talk with seller via your web-site. I meet the seller and we finalize the deal and negotiate not to pay the brokerage. I actually buy the land in the name of some other person and not myself. Can such case be captured legally?
