Update Installation Error - FIM 2010

I'm trying to set up a FIM 2010 server for authentication through OLSync to a Live @ EDU site for hosting our student email boxes.  I've gotten FIM installed and running, but I cannot get Update 1 to install (which is required before installing OLSync).  It rolls back every time with the errors below.  I attached the entire MSI log as well.

Server is a Windows 2008 R2 box, fully patched.  Sharepoint 3.0 SP3 is installed.  The db is hosted on a remote server running Windows 2008 R2 and SQL 2008 R2, fully patched.  Firewalls are off on both boxes.

Any help on getting these patches to install?
