SBS 2008 Exchange SP3 will not install

I am about to Migrate from SBS 2008 to SBS 2011.
To do this I need to upgrade Exchange 2007 to SP3 - it is currently at SP1.
But I cannot get the installation to start.
The error I get is "Exchange Server setup encountered an error".
I have downloaded the service pack twice. There are no errors in the event viewer.
I have tried disabling the SBS 2008 Manager service.
HELP PLEASE!!!!!!

Click Start --> Type: CMD CTRL+SHFT+ENTER --> UAC = Yes/Continue

Navigate to the SP3 setup file.

Execute the setup file from the command prompt.

It should work.
