WMS, Exchange, IIS7.5 on same server

I have 3 Static IPs available
I want to use xxx.xxx.xxx.250 for IIS so toconfigure i use the following CMD command
netsh http add iplisten ipaddress=x.x.x.250 correct ?
This way i can enable xxx.xxx.xxx.251 for HTTP streaming on Media Services

BUT HERE IS MY PROBLEM ...
In IIS 7.5 Default Website i have the following binding  Port 80 * unassigned (no headers)  (means it listenes to all... I need to change that so it only picks xxx.xxx.xxx.250 for itself.
But In doing so Exchange server (OWA) stops working correctly as it seesm to no longer being able to comunicate with its Host.
WHen the above scenario is put in place i can no longer delete messages in OWA as EWS can no longer communicate with its host ... i get
(Event 108
Outlook Web App couldn't connect Exchange Web Services due to a configuration error. Response code = "null, webException.Status = ConnectFailure". )

How can i make Exchange Server work without having to have all 3 Static IP's available for it. Thats a hughe waste of resources.

this seems to be for exchange 2007 or 2003 .. but for 2010 i am not sure
also the ip listening works but it messes up exchange if i do it with iplisten only ...

Even though it was for 2003/2007 the princip stayed the same ...  add 127.0.0.1 to the listeneing list all good and working... thanks
