Exchange Server 2007 SP3 setup fails!!

I am trying to upgrade a SBS2008 with SP3 for Exchange 2007 but it keeps failing saying

"ERROR: A REBOOT FROM A PREVIOUS INSTALLATION IS PENDING. PLEASE RESTART THE SYSTEM AND RERUN SETUP"

I have restarted seberal times now but keep getting this error!

Please help me :-)

Backup / Export the registry folder before deleting any keys.

A good try but when I examing the registry I dont have no pending or similar under SESSION MANAGER

I've seen this before and found it was an update somewhere outside of SP3 causing the problem. I ran updates (not exchange SP3) and made sure they were all installed fine restarted then ran exchange SP3 and it worked. Hope this helps.
