We have a Team Site running on Sharepoint and I need to create another site.
What I have done is gone to Site Action --> New Site, select the Template I want, give it a title and url and get the error in the attached file.

Does that say "HelpDesk" as the template?  Are you using the Fab 40 templates?  If so, they aren't compatible with 2010, which is why you are seeing the error.

Yes, they released them for SharePoint 2007.  They aren't compatible with 2010.

Try creating one of the out of the box templates, like a Team Workspace.

The answer to your question is in my comments and in the blog post above.  Bottom line, you can't use the HelpDesk template you got from Microsoft.

Some third party people have tried to re-create the Fab 40 templates (as noted in the blog), but these aren't from microsoft.  You can give them a shot, but you'll need to remove your current HelpDesk template.
