yes I am aware of nagios - but core takes too long to setup, or is it worth it in the end.

waiting for a reply from nagioshosting.co.uk on costs.

I have about 20 clients, I was thinking of just co locating my own server in a data centre. in that way I can backup the clients data and run nagios on the same server.

Nagios is a powerful monitoring system, you can install a lot of plugins to cover your needs.
I built my own, I use both Cacti + nagios on a linux box to monitor network services and servers, average load,  up-time, availability ...etc. The combination Nagios + Cacti. Nagios is been used for Alarms and Cacti for Trending/Graphs. As said is not easy option you need Linux skills.
