asked on

mortgage refi : I am unsure if i am missing something ?

I am NOT an expert on this kind of thing I mean I understand the basics but I am not quite sure how this mortgage company is making there money . Is there something in a GFE that is to be looked at the closest , I know there is fees, rate, term etc. anything else that I need to look at to be sure I am not getting ripped off it some way?

thanks

hey thanks for the Quick reply

the rate is 30/year refi on about $325,000 at %3.375 that I locked in last month
the servicer is going to be a community bank I used to work for as a systesm admin

however the Mortgage company itself is new I am like the 400th loan they have done

I got this lender from Lending tree and the fact that I used to work for the parent company the loan serivcer is a coincidence

thanks

I am just pariniod I guess
this is a "no cash out FHA steemline"

from %5.25 to %3.375

for another 30 years
What you can do is work out the total cost of payments over the term and deduct from this the principal you paid. This will tell you the total cost.

The rate looks reasonable from here.

Now that it is locked in, you can turn your thoughts to strategy.

If you can make additional payments each month, those payments are principal. Early and regular additional principal payments will dramatically shorten the life of the mortgage and reduce the total interest you pay.

The MOST important thing you can do with a mortgage is pay additional payments.

A paid, burnt mortgage will be much lower in cost than payments less US tax credits (if you live in the US and if Congress does not take away the deduction).
