Valuation of a social media subscriber

I'm trying to determine what revenue to expect from advertisers for a custom social media, or "community", platform (it's based upon medical conditions) that I'm helping a friend to develop.

Any precedents or similar situations anybody can provide? How about calculation tools?

I have noticed on some of my sites about $100 per 10,000 unique visitors / 30,000 page views.  Your mileage will vary.  

Things to consider is how engaged the viewers are and targeted ads can be.  If you just use google adwords on a social site, there is no real theme and less targeted ads could be lower money.

The key is getting a lot of engaged users.   Even 10,000 uniques is not easy for a start up.  If you follow the valuation of sites like facebook and twitter, I believe it is based more on the total users.

If you have a social media site that targets NASCAR fan's and you have 30,000 regular users, I think that will be more compelling then 30,000 users of a facebook look a like because you have a good portion of a targeted audience.
