If the site is what people need then it will be popular - but that requires SEO and letting people know your site exists.

I have over a dozen super markets all within a 5 minute drive from my house. 2 are major national brands where one is tanking. Both have multiple location within my 5 minute drive. In addition, there is one very good regional, two very good local super markets and the rest are small ethnic markets.
Why is one major going out of business? Their products on the shelves are always out of date, the meat and produce are no good and the prices are high. Why are the best two markets a regional and a local without the power of the majors? They have near restaurant quality meat and produce, their prices are of very good value, they place emphases on service and selection.
Think of products out of date and bad meat and produce as website content you put little effort into. Do you want to be the best of out 12? Then you better place a lot of emphasis on your content. Have the best content to the point it is where you will be the go to site for your product whatever that is. Make it look fantastic. Shout out to the correct places to get the word out. Maintain a high standard throughout the life of your site. Continually innovate and don't rest on your past success.
It is really that simple, not rocket surgery. Hire good people to create a great look and feel that does not duplicate even remotely another site. Your look and feel should be what others want to copy. And don't skimp on the actual meat and produce. Hire a writer. 99.9% chance you really can't do this on your own. And if you can, you don't have time.
