Access denied while installing sql2008r2/sql2012 express edition in win7

I am trying to install the above said application in win 7. when I run the setup installer, it comes to "Extracting " screen and access denied msg throws up.  I have logged in as local administrator.

Open the installation file with 7zip or any zip program.

Unzip it to some folder and then find the setup.exe file. Run it as administrator.
