I'm using VS2012. I get latest version from tfs, and I got the following warnings -

Warning C:\MEBPREP\Dev\Source\MEBPREP.Web\Bin\MEBPREP.DataModel.dll - Unable to perform the delete operation because the file already exists locally
Warning C:\MEBPREP\Dev\Source\MEBPREP.Web\Bin\MEBPREP.Logics.dll - Unable to perform the get operation because the file already exists locally

How can I resolve it?

Is that the exact error message, or is there an associated error code? I've not seen that error before and I'm getting only a couple of results in google, so I suspect the wording isn't exact.

That said, are you fetching latest into a folder that already has source code and supporting files in it? For the files it's complaining about, do they already exist or are they in use? An error like this can occur if the file is already in the local folder and marked as writable - if the version in source control hasn't changed, you may want to consider deleting the local copy so it can fetch a copy from TFS properly.

Alternatively, you can "Get Specific Version..." instead of "Get Latest", and then check the boxes that say "Overwrite writeable files..." and "Overwrite all files..." which will force TFS to fetch a new copy over the top of what's already on disk.
