Hi,
I have no DAG in my environment just a simple full installation of exchange 2013 cu3 on 1 server 2012... When preforming this installation do I need to put database in maintenance mode or dismount?

No, you don't. Not with a one server setup. Just run the update (around 30 minutes to complete) through the install wizard and you should be fine.

Yes, run the schema updates prior just to ensure you have no issues with the update and lessen downtime.
