Sharing Sharepoint documents with external users

My client would like to be able to share a directory of files with their board of directors. The members of the board do not have user accounts in their active directory.  How do I "invite" and external user to have either read only or read write permissions ?

Thanks

You may need to create a site with anonymous access. This will make them access to the whole site without authentication so make sure you add only those content in the site which you want them to be viewed.

In that case you need an authentication to identify a group of users who can view it. It means you need an identity provider which can be either AD (NTLM based authentication) or SQL (Forms based authentication) where you keep your users with required restrictions.
