Server 2012: How to install RDS on a virtual server

I have a physical server running Server 2012 with HyperV.  There are two VMs installed (domain controller & exchange 2013).  I've added a 3rd VM to run Remote Desktop Services.  We need to do a "Virtual machine-based desktop deployment".  When I go through the setup I get the error: Hardware-assisted virtualization is not present on the server.

From what I've read this is because I'm installing RDS on a virtual machine.  What do I need to do to install RDS on a VM?

Don't choose virtual machine based desktop deployment.

That isn't for running RDS in a virtual machine. That is an option to run virtual machines AS virtual desktops, otherwise known as VDI, or VDSH. You want the session based option. That is RDS, or RDSH.
