HTML tags and line breaks in Sharepoint 2013 looping workflow string builder

I have a looping workflow in SharePoint 2013. This workflow retrieves multiple records into single variable by something like this:

Within Loop with Condition:
Set Variable: [%ItemsHTML%] to
[%ItemsHTML%]
<tr><td>[%var1%]</td><td>[%var2%]</td><td>[%var3%]</td></tr>

This works and brings only 1 record

I am trying to format this into presentable format using HTML tags in String Builder within workflow. While doing that I am only getting first record and nothing gets displayed past that record. If I remove the HTML tags it works just fine.

Any suggestions?

Should there not be a + after [%itemsHTML%] and the rest of the declaration?
Also (can't test on this PC) should the html tags not be within quotes?
Also make sure that all html is on a single line, SPD does not like html that has line breaks in it

Hi QPR,
Sorry for the delayed response. I was able to resolve this by changing my logic a bit. Your suggestions are all good. Though I didn't have to add + after [%itemsHTML%]. I don't have to use the quotes. I did make sure that the all the HTML are one line.
I added <table> before <tr> and </table> after </tr>. I also had to hit "Enter" after [%itemsHTML%] That did the trick

The comment suggested by the expert - QPR were all good though, I changed my logic a bit and also as per my solution listed above it solved my issue. I thank QPR for his/her suggestion
