Need help with Excel formula

I have a cell which reads as follows;

=IF(E9<>"","High, Low and Average Adjusted Net Values of "&E9&"'s "&TEXT(E10*100,"0.00")&"% Ownership Interest Based on ","You must enter a name in B10")

Which yields,

High, Low and Average Adjusted Net Values of John Smith's 51.00% Ownership Interest Based on                                                             

At the end of the above (....Based  on....) I want to add the phrase POSSIBLE ESTIMATES if the Value of W10 is 1, ACTUAL VALUES if the value of W10 is 2 or PROBABLE OUTCOMES if the value of W10 is 3.
