Extract Specific Characters From a Text String

I have a text field in a table that I need to pull out a specific number:

00:0c:cc:55:d6:02 = 22 Celsius
00:0c:cc:55:d7:da = 6 Celsius

I need the number that is the temperature in Celsius. Note that if the number is < 10 it is only one character,
otherwise RIGHT Function would work fine.

If the first string is always a mac address that is 17 char plus the equal sign,
you can try this
Val (Mid ("00:0c:cc:55:d6:02 = 22 Celsius",20,4))
