VB.net Replace text in body of email before Send

Hi
I use the following VB.net code to use a Word document as the body of an Outlook email.
I want to call this code several times, replacing various text in the Outlook body with
other text. What code would I use to replace text in the Outlook Body (not the Word doc)
just before the email is sent?

Alter code a bit like this:

   With itm
             .Body = .Body.Replace("this","to that") 'or if syntax isn't correct .Body = Strings.Replace(.Body, "this", "to that")
             .To = "murbro933@yahoo.com"
             .Subject = "VVV Subject"

             .Send()
         End With
