File Server - Folder permission change - audit tool

Dear all,
I would greatly appreciate if someone can help point a free reliable tool which will perform Audit and monitor the file and folder changes in file server. We have 3 systems administrator and each login with their own login credentials. We would want to track the changes on the file server and when they have logged in on the file server.

File auditing in File Server Resource Manager. Native to windows and is no cost.

I see that you are looking for a free solution but I will recommend the Dell Change Auditor for File Servers (former Quest Change Auditor) as a reliable and cheap solution, it is well worth the price.

It has some good features like realtime alerting, timeline tracking, nice dashboards and scheduled reports. We have been using this for a long time and this year we have renewed our licenses for about 10$ per license. You can probably get a good deal from your local partner.

We are using HP servers. and Dell only for our workstations.
Can you recommend a free tool which is simple and can be used on our HP DL380 G5 server running windows 2012 std 64 bit.

Just a side note, Dell Change Auditor is not only for Dell servers, you can use it on all servers running Windows File Server. The 'Dell' brand is just because Dell purchased that software company a while ago.

I cannot remember of a free solution for monitoring file servers besides built-in Windows Server features. You can try the built-in DAC or folder auditing features on Server 2012. These solutions are mostly event based and you will need to track your security event logs. You can monitor the logs by attaching mail notifications to them, with some custom scripting, with some other tool like System Center Operations Manager or manually.

You can find the docs for DAC in the link below with a simple File Server auditing scenario. Of course you will need to customize the tutorial for your specific needs;
