Best way to setup IIS failover to remote datacenter?

I need to setup IIS failover to a remote data center in case of an emergency.

We will be connected to the remote data center with a site to site connection.

What's the best way to set this up? Failover cluster? NLB (probably not) or something like simplefailover.com?
