IIS 8.5 Site wont load when binding set to ip address and hostname

Hi, I have just retired a server 2003 iis 6 web server and replaced it with a Server 2012 R2 running IIS 8.5
A DNS entry has been set for the new server

I have deleted the default web site in IIS and set up a new single site.
If I set the bindings with the NICs IP address and no host name then I can browse to the site via the ip address.
If I set the bindings to the hostname and set the ip address to "All unassigned" I can browse to the site via the host name.
If however I set both the hostname and the NICs ip address then I cannot browse to the webpage.

its all been a bit of a mad panic as IIS 6.0 is completely different to IIS 8.5

I guess I can leave it with just the hostname and the ip set to All unassigned but various videos show both set.

only 1 has to be unique: ip address, port, hostname
