Ubiquity Unify controller config file for separate sites

I'm trying out the Unify AP  (UAP-LR)  products. I did my first install a month ago. Now I'm working to deploy two more for a separate company today. However, it appears the controller contains config data from the prior site. How do I setup an independent controller/AP situation or can I manage all my clients under one controller session?

The APs in the new location would need to be able to see the original controller in order to control them.

Per the manual of my UAP-AC:
Network Topology Requirements
-A DHCP-enabled network.
-A management station computer running the UniFi Controller Software, located either onsite and connected to the same Layer-2 network, or off-site in a cloud NOC.

All UniFi APs support off-site management controllers. For details see the Users Guide on the website: documentation.ubnt.com/unifi

If you setup a new controller for the new client then you could just use the reset button on the AP to reset to factory default and re-setup as usual.

I don't know how to setup a new controller using the same laptop for a different company.   I didn't see that in the documentation.  The new AP was at factory defaults and I took ownership but it has the other client/company wifi AP settings.   Where's the documentation on setting up a new controller using the same PC?  Sorry, my quick read of the documentation may be the problem here.

Correct.  However, wouldn't that mean they would depend on my laptop and or the backup config file if something went wonky or we sever our working relations?  I could provide the backup file to the next IT but then they have my other client's info.  Do groups backup individually?  It sounds like simply placing the controller application on someone's desktop since they don't have a server may be best practice here.  Then make a backup of the config.  Yes?
