Don't do anything until you have checked with your credit union.  They are likely to have some of the lowest rates and less likely to advertise.

Not the answer you want, but I deal with local financial institutions that I can talk to. Results are very good that way.

Truly, of all the on-line sites I have seen, nothing distinguishes them from each other.

Nope.  Check out credit unions.  You may be surprised.
I agree on visiting and speaking to local institutions. It took us many hours and days with a local mortgage through BofA.
I can not imagine getting it done online.
