the dimension of the lot is (13.31m X 19.80m x 14.0m x 18.45m) angles (30.7 , 69.2 , 24.37, 71.87)

It is a bit difficult to guess what you want.
Are you looking for suggestions of how to divide a plot of land?
For what purpose? If it's for building on there may be regulations about the shapes and the way these areas are accessed as well as buildings overlooking other properties. You will also want to consider how services are fed to the three areas, gas, water, eloctricity, sewage, rainwater runoff, telephone, cable etc.
If the division is for arable purposes then you still might want to consider a water and drain supply, direction of topsoil slippage if the land isn't level.
Or it could be for any other purpose.
We need more information.
If this is just a mathematical exercise there are an infinite number of ways of dividing this area, most of them with quite impractical shapes, but all would answer your question as stated.
A diagram would help, with the sides and angles clearly marked, and the access marked too, how wide is it? And on which side and where on that side?
There are an infinite number of solutions and a large number of relevant algorithms.
What is the purpose of the opening, and how big does it have to be?

You can place the opening in the middle of any one of the sides and then make two pie cuts that divide the lot into three appropriate pieces.

The only thing I do not understand it the opening. Is opening to outside or between plots?
Do the dimensions you show represent lengths from a beginning point, then going clockwise to each successive point? If so, I calculated that the maximum area is 252 square meters regardless of which point the angles are shown.  Theoretically, the lot might be divided into two lots of 98 square meters and one of 56 square meters, but I haven't got that far, which I think is going to be the most difficult part of the task.
A closed four sided figure has interior angles totaling 360 degrees.  Your figure is not closed and only has roughly 180 degrees of interior angles.  So it must be on a surface other than a plane.
