Exchange 2007 SP1 to SP3 Upgrade Fail on SBS 2008

I am trying to upgrade Exchange 2007 from SP1 to SP3, I followed the Microsoft documentation (disbaling antivirus etc) and I always run into the same error when it reaches the "Hub Transport Roles". I get a popup with "ExsetupUI.exe has stopped working" with following details.

Emails are still working, its just the POP and IMAP services arent, everything else seems fine. When I try re-run the update it continues on @ the Hub Transport Role part of the update, then fails soon after.

I have tried everything I can think of.
Antivirus Disabled... then completely uninstalled
.Net Reinstalled number of times
Running elavated
Downloaded the installer again from microsoft
Tried SP2, got the same error at the same point
Even loaded a backup image to a different server and tried a bunch of riskier things, but still always getting that error.

Does anyone have any ideas?

Hi,

Looks like the UI doesn't seem to happy. Try via command line and see if it works;

At a command prompt, connect to the AMD64 or I386 directory of the Exchange 2007 SP3 media location.

Run Setup.com /mode:upgrade. Accept all default options when you perform the steps from the command line.

That seemed promising but failed when it hit 55% on Hub Transport Role again. Same error message aswell.

I tried that originally, didnt work, same error same spot. Ended up just rebuilding the whole server :/
