How can I set up a relay for an offsite application in exchange 2013

The connector which was set up in 2010 no longer works in 2013.  When I try to create a new one (from fixed ip4 address on port 25) I get an error that the ip address and or binding conflicts with the default front end connector.

Just remove all the connectors and re-create them again as default Exchange 2013 with this:

If you found any issues running the script let me know.
Do not use an open relay for offsite applications because you might end up in big trouble if you are not locking the relay to particular static IP addresses. As an alternative, you can try something as Send Grid. They have a free plan for sending less than 100 e-mails a day.
