If you have SQL Server 2012 Enterprise Edition, you can use AlwaysOn feature. It's the only native solution for SQL Server that doesn't provoke any downtime.

I guess SQL Server is a commercial product.
If you're asking for a 3rd party product, I don't use any. I'm working with SQL Server for 20 years already and I never needed a 3rd party tool but I know people that like to use 3rd party tools. Hopefully someone that know about those tools can help you.

There are no good answers given for replication yet.

To address replication, what do you need ?
Transaction based replication ? Full database replication ?
Is it a DRC solution ?
