Removing extra chr(10) while extracting string

I need to create a formula field that extracts a specific string, but also removed the extra carriage return.  Below is the string I am working with and below that is the formula I am working with:

String:
*** DO NOT REMOVE THE TEXT BELOW ***

TRANSFERRED FROM: LIBERTY BANK AND TRUST COMPANY                

*** DO NOT REMOVE THE TEXT ABOVE ***


Formula:
ExtractString({trade.admcmt},"*** DO NOT REMOVE THE TEXT BELOW ***","*** DO NOT REMOVE THE TEXT ABOVE ***")

This results in:
"

TRANSFERRED FROM: LIBERTY BANK AND TRUST COMPANY"


So, how do I eliminate the extra Chr(10) at the begining..between the 1st and 3rd lines? I though I could just insert it like below, but that just removes all text:
ExtractString({trade.admcmt},"*** DO NOT REMOVE THE TEXT BELOW ***"+chr(10),"*** DO NOT REMOVE THE TEXT ABOVE ***")

As Ido said use the replace function
Replace({trade.admcmt}, chr(10) & chr(10), chr(10))

Are you sure it is chr(10) and not a CR/LF which is Chr(13) & chr(10)

If the above doesn't work try using the CR/LF
Replace({trade.admcmt},chr(13) &  chr(10) & chr(13) & chr(10), chr(13) & chr(10))

I got this far:

but don't know how to incorporate another replacement to remove the bottom line also....
    Replace({trade.admcmt},chr(10)+chr(10)"*** DO NOT REMOVE THE TEXT ABOVE ***","")

Keep in mind, the string I am trying to keep ("TRANSFERRED FROM: LIBERTY BANK AND TRUST COMPANY" - sandwiched between the first and last lines) is not static, it is different for each record in the database, but always in between the "Do Not Remove" lines.

You're right, its chr(13), not chr(10). my original extract function now works, but still interested in how I would use two replace functions in one formula.
