Exchange Server Transport Rule (MS)

Hi,
I am trying to create an exchange transport rule where it prepends a line of information in email body like a short disclaimer if there is an attachment in the email.

I can do this either for every email or if the attachment size is more than xxkB or less than but this time some of the emails’ signature images trigger this rule and actually there is no attachment in the email at all.

Just wondering if there is anything I ‘ve missed to configure additional or if this is doable in a very simple way.
