8th gen i5 system vs. 7th gen i7 system

Lately I have not been able to get any Lenovo 8th gen i7 PCs from my distributor.  The only i7 model available at a decent price right now has a 7th gen i7-7700T with a Passmark CPU speed rating of 9255.

But they do have a model in stock with an 8th gen i5-8400 speed rated at 11624.

Both come with an SSD and Win10 Pro.  For my customers general office use, can I safely assume that this i5 system will run faster overall than the i7--due to the 25% faster CPU speed?  If not, why not?  TIA

While I do agree with the above, an i7 is a better long term investment in any computer.

If you can wait a bit, see if Lenovo comes out with an i7

Good luck.
